Our History

Started in 2009, 360 Real Estate began as a way to better serve not only home buyers and sellers, but real estate agents as well. As former agents with a national franchise, the future owners of 360 Real Estate became disillusioned with the traditional way of doing business. Initially, they both assumed, as many agents do, that they were on the right career path by joining a franchised company that promised leads, training, and high commission splits. However, as time went by, it became apparent that the promised leads were far and few between, the training consisted mainly of sales pitches from select vendors and seminar peddlers, and the lucrative commission split became watered down over time with franchise fees, insurance fees, and so on.  After careful thought, they had a vision of what they, as agents, wanted: freedom from excessive fees, real-world training, office support, and company standards. To make this a reality, they created what is now known as 360 Real Estate. 

Company Goal

To put our client's interests ahead of our own by providing the highest standard of client care as they make their largest investment, sell their property, or convert their home into a rental property. 360 Real Estate Sales prides itself on working with agents who are ethical, self-directed, and able to work within established company standards.

Agent Commission Splits

All experienced agents invited to join our select group of agents will receive 70% of the revenue they generate from company provided leads and a minimum of 80% of the revenue generated by their own leads. In addition, all Brokers receive 100% of any Bonus Check received as part of a closed real estate transaction.

All newly licensed agents (i.e. Provisional Brokers) invited to join our firm will receive 60% of the revenue they generate from company provided leads and a minimum of 70% of the revenue generated by their own leads. However, once these agents complete the 90 hours of post-licensing required by the North Carolina Real Estate Commission, they will become full-fledged Brokers and receive the standard 70% to 80% commission split, as well as retain 100% of any Bonus Check received as part of a closed real estate transaction.

Reasons Our Commission Split Plan Works

While there are many other companies boasting high commission splits, our research of the market (as well as our first hand experience) shows that the headlines touting high commission splits are a cover for other hidden charges (i.e. franchise fees, office / desk fees, etc.). Most companies offering supposed higher commission splits are also hiring any inexperienced agent that wants to come on board and paying them a traditional much lower split to help offset any higher splits the experienced agents are receiving. In addition, these companies have poor Broker to agent service ratios that eventually lead to lack of Broker support.

Consequently, as you may already be aware, companies providing inadequate Broker support tend to develop a very negative image, not only to agents, but also to the general public and the very clients we all seek. It does not take long for a company's image to tarnish when agents are left without any office guidance or Broker support.

We are not looking to have the highest number of agents in the area. Instead, we are seeking select agents that fit into our team model and understand the benefit of working within our established company standards. We will not rely on excessive fees charged to inexperienced agents to fund our firm. First and foremost, we want to strive to be, not only the best real estate company to work for, but the most professional real estate company a client can to come to for all their real estate needs. Our image is very important to the continued growth of the company and we will always offer full Broker support when needed.

Experience

360 Real Estate Sales is a "next step" company, focusing on acquiring experienced agents who are ready for freedom of choice & freedom from excessive fees in their real estate career. To be considered "experienced", an agent must be a full-fledged Broker, and have a minimum of eight (8) closed transactions in the last 2 years. However, 360 Real Estate Sales reserves the right to add newly licensed individuals to the company roster.

We will never waste your valuable time with sales pitches, seminar invitations, or meetings covering the same information you have already received via Continuing Education or an association training class. You will be not only be kept up to date on the latest issues and changes specific to the Fayetteville area real estate market, but you will also receive the necessary training to help you excel in your career.
